Streamlined Closing Process Upon Receipt of Contract

At Vital Title & Escrow, we understand that time is of the essence when it comes to closing on a property. That’s why, immediately upon receipt of a contract, our dedicated closing coordinator is assigned to your file to ensure a streamlined process.

We send out an introductory email to all parties involved, outlining critical dates and deadlines and accompanied by electronic calendar reminders, so that no deadline is missed. We also verify all deposits are timely made and send a letter to all parties confirming so.

Our team performs a thorough title search to identify any liens, mortgages, or title defects on the property, which are then resolved by our legal team. If the buyer is obtaining a loan, we work with the lender to provide them with the necessary documentation for financing approval.

If the property is in a condo or homeowners association, we contact the association to ensure it is in good standing, with all maintenance fees current.

Our legal team reviews all documents prepared by the seller’s attorney, such as the deed, to ensure all legal requirements are satisfied. We can also prepare these documents if the seller does not have an attorney.

We prepare a final closing statement that explains closing costs, which is reviewed by our legal team to ensure proper allocation of costs among parties before being thoroughly explained to the buyer.

We schedule the final closing at any of our offices or wherever is most convenient for the client. At closing, all documents are thoroughly explained, and any liens or title defects have been cured. We issue a final title insurance policy to protect the buyer.
